Overview
In a project commissioned by the landlord, Kajima, we undertook a comprehensive refurbishment of a distinguished post-modern building in the heart of Marylebone. Our goal was to rejuvenate the property with a contemporary flair while preserving its unique character.

Key Features

• End-of-Trip Facilities & Reception: We upgraded the amenities with modern, smart showers, green walls, bespoke lighting, and new signage, enhancing the welcoming ambience of the building.
• First Floor Cat-A+ Refurbishment (4,000 sq ft): The previous fit-out was mostly stripped, allowing for a fresh configuration. We introduced new LEDs, decorative lighting, and specialised zoom rooms tailored for remote meetings. Ceiling alterations to introduce exposed services in a number of key areas and the removal of cellular offices facilitated a more open, flexible workspace.
• Design & Aesthetic: The redesign harmoniously blends the comfort and warmth of a residential setting with the functional necessities of a commercial workplace. Key features include multiple new breakout spaces, zoom rooms, and a spacious, sociable kitchen area. The use of earthy colours, natural materials, and textures throughout creates a sophisticated, warm, and inviting atmosphere.

Outcome
The result is a bright, airy space that fosters collaboration, social interaction, and productivity. The unique design elements cater specifically to the needs of modern tenants, offering a distinct look and feel that complements the prestigious Marylebone locale.
